Multi-modal Transport Hub | Parking Garage | Mixed-Use Office Hotel | Apartment
We were selected to master-plan and develop an approximately 20-acre site near the Denver Federal Center for what is now RTD’s recently-opened West Line. The project was to include a 2,000 space parking garage serving a multi-modal transport hub and at least 500,000 square feet of mixed-use office, retail, hotel, and apartment space.
It was a complex mix of stakeholders, influencers, and decision makers, and it was ultimately undone because the City of Lakewood was not able to provide the necessary PIF financing for infrastructure improvements. The project was never commenced, but we gained a wealth of knowledge and experience simply putting such a public/private deal together among so many varied and differing interests.
